Project Information

The team completed this project in close alignment with the main contractor’s construction sequence for the nearby apartment blocks. As a result, the work caused minimal disruption to ongoing site activities. The project involved the design, supply, and installation of a four-storey modular building that provides temporary site offices and welfare facilities to support construction on the adjacent apartment blocks. The building spans approximately 800m² and comprises 28 modular sections. It includes offices, meeting rooms, and welfare spaces for on-site personnel. Through close collaboration with Graham Construction and other stakeholders, the team maintained efficiency and ensured smooth operations throughout the project. A key factor in the project’s success was the use of offsite modular construction. All 28 modules were prefabricated under strict quality controls before being delivered to site, ensuring a high-quality finish and enabling rapid on-site assembly.

Offsite Solution

This offsite approach reduced on-site disruption significantly. By manufacturing most of the modules in a controlled factory environment, the team limited noise, dust, and other disturbances for neighbouring apartment blocks. Meanwhile, foundation works progressed on-site at the same time as module production, allowing both processes to run in parallel. This coordination shortened the overall programme and increased certainty around delivery timelines. The team used a structured lifting and assembly process once the modules arrived on site. They carefully positioned each section, connected services, and secured structural elements quickly and safely. This method reduced health and safety risks compared with traditional construction, as fewer tradespeople were required on site at any one time, and heavy lifting operations were precisely planned and monitored.
